General Information

Below is a brief outline of the general terms and conditions for GRC Holding's prospective renters and tenants. These are subject to change and should be considered an overview only and is subject to change without notice. 

GRC Holdings, LLC. utilizes a third party screening company to conduct potential tenant screenings. All applicants age 18+ are required to submit a rental application, authorize a credit and background check, and pay a $50 application fee (exclusive of any processing fees). GRC Holdings, LLC. will, in general, run background checks in the order in which completed applications with fee(s) are received although we reserve the right to run multiple backgrounds if necessary. 


Any fees received for applicants who do not undergo our background check (i.e. another applicant was selected before the background check was initiated) will have their application fee refunded to them. 


  • Each applicant 18+ must fill out an application and pay a separate application fee. 
  • If a cosigner is required, the cosigner is required to complete an application and meet our Tenant Criteria. Cosigners will be required to provide an original notarized Grantor form. 


GRC Holdings, LLC. evaluates tenants based on the following criteria. If you have questions about specific situations that may warrant review, please contact us. 


  • Verified total monthly gross income equal to or greater than 3x the monthly rent.
  • Minimum credit score of 600.
  • Pursuant to Chapter 29.43, GRC Holdings, LLC. will perform a national and state sex offender registry search as well as a criminal and warrant check.  


  • GRC Holdings, LLC. reserves the right to approve all pets in advance of lease signing. 
  • Approved pets will require a separate deposit equal to 50% of the rent price per pet as well as an additional rent increase of $25/month per pet.
  • All pets must be current in their vaccinations. Proof of current vaccination status and photographs of each pet are required.
  • Please contact us for additional information regarding service animals or ESAs.


  • Rental price listed includes up to 2 adults. Monthly rent will be increased $100 per additional adult.
  • Proof of renters insurance is required for all GRC Holdings, LLC. properties.
  • Individual properties may have property-specific requirements. 
  • All GRC Holdings, LLC properties are non-smoking.
  • This information is not intended to be exhaustive - each property is subject to property-specific requirements.
  • Returned checks will be subject to a $25 fee.

To rent a property, you need to fill out an application form, pay the application fee, and have a background rental check. Once your application is approved, you will be asked to sign a lease agreement. 


We review applications on a first come, first serve basis. We will process the first completed application with accompanying payment received. Should that applicant be accepted, we will notify the other applicants and refund their application fee. Should that applicant not be accepted, we will review the next completed application. 


Our third party tenant screening company charges a fee to complete the background check process. 


GRC Holdings, LLC has worked to find a low cost provider to minimize these fees for our potential tenants. Should you be approved to rent from us, we will credit that fee towards your first month's rent.


Tenants are responsible for keeping the rental property clean and in good condition. They are also responsible for reporting any maintenance issues to the property management team. Single Family home properties will require the tenant mow/maintain the yard and shovel the sidewalk/driveways of the unit. 


All leases are a 12-month lease. GRC Holdings reserves the right to offer a month-to-month lease. You need to give at least 30 days' notice before moving out of a rental property. This will give us enough time to find a new tenant and prepare the property for them.


Unfortunately we are not set up with the local housing authority to accept Section 8 housing vouchers at this time. Please look for any changes to this status on this page.
